Why tax deed properties need a different lender

An Alabama tax deed does not come with clear, insurable title. Until a quiet title action is completed, most lenders will not lend and most title companies will not insure. That leaves investors paying cash for the renovation and waiting months to sell or refinance.

We lend at the start. Our loan covers the rehab budget, and the quiet title cost is escrowed at closing and paid to the attorney handling the case, so the title work and the renovation move forward at the same time.
